About Our LAND CONTRACT Program

    Q. What is your LAND CONTRACT program all about?
    A. If your home qualifies for this program, we will purchase your home on a Land Contract and begin having open houses immediately (unless repairs/improvements are needed). We will agree to take over your mortgage payment as soon as we have a qualified buyer that buys the home from us on a Land Contract.

    Q. When do you take over our mortgage payment?
    A. As soon as our buyer moves into the home, usually in 4-6 weeks.

    Q. When and where do you make the payments?
    A. We make the payments directly to your lender by the 10th of each month. We will need the payment coupons or monthly statements for your mortgage.

    Q. When do the Buyers refinance/buy the home?
    A. Usually in 1 to 2 years and there is NO fee to you. We get paid when the buyer refinances the home.

    Q. Do we have repairs and maintenance on the property?
    A. We will take over all repairs and maintenance on the home after the buyer moves in.

    Q. Who Does the Paperwork?
    A. We do at our cost. All documents are signed, notarized and filed in the County Courthouse.

    Q. What if we die or get a divorce?
    A. When we sign the appropriate documents, we also have you sign a deed that goes into escrow with a Title Company. This protects all parties in the unlikely event of your death, divorce and the like.

    Q. How many houses do you sell per month?
    A. Because of the intensiveness that we promote and market homes, we only take on four homes per month. We are committed to helping you get "debt relief" from that mortgage payment.

    Q. Do you pay the Real Estate taxes?
    A. Many times yes. If the mortgage payment is reasonable for the marketplace, we will consider paying the taxes or a portion of them.

    Q. What if the Buyer leaves the home?
    A. We become responsible for the payment, maintenance and repairs on the home until we find a new buyer.

    Q. How do you find your Buyers?
    A. We have a BUYER'S LIST of over 150 people that are interested in buying a home on Land Contract. Additionally, we have Open Houses every Sunday until the home is sold. There are several other effective ways that we market our homes. We stringently prequalify every potential buyer for his or her ability to make the monthly payment and buy the home in one to two years. This process minimizes headaches down the road.

    Q. Do we need to maintain insurance on the home?
    A. Yes. Because the mortgage is still in your name, it is necessary for you to keep the liability and fire insurance on the home.

    Q. What about the utilities?
    A. We ask that you continue to pay for and leave the utilities on until our buyer takes over residence in the home. At that point, they will be responsible for all of the utilities. We always keep the heat at a minimum during the winter months to help minimize the expense.

    Q. Do you make any improvements to the home?
    A. Yes, if it is necessary. We may go in and do some cosmetic repairs to improve the "curb appeal" or overall appearance of the home. There is NO Cost to you.

    Q. What if I do not have a mortgage on the Home?
    A. We will make payments directly to you on a monthly basis.

    Q. Are you a REALTOR?
    A. Absolutely NOT. We BUY homes and aggressively resell them. Realtors for the most part list homes and hope someone else sells their listing.
